Setting Team Goals

The Goals page allows you to set and manage both your production and activity goals. Use the Goal Calculator to build production goals based on historical performance, then adjust monthly goals, seasonality, and activity targets to create a plan that fits your business.

Setting Goals with the Goal Calculator

The Goal Calculator uses historical performance to help you create production goals. Select a scope and reference year, adjust your Goal Drivers if needed, and review your recommended monthly and yearly goals before saving them.

To access the Goal Calculator, navigate to Account > Performance > Goal Calculator.

Follow these steps to calculate your goals using the Goal Calculator:

Goal Settings

1. In the Goal Settings section, select:

  • Scope - Team, Group, or Individual

  • Set Goals For - The year you want to create goals for

Goal Drivers

2. Under Goal Drivers, choose:

  • Begin with numbers based on - Select the data you want to use as a starting point.

    • Platform - Uses platform-wide averages.

    • Team - Uses historical data for the selected team, group, or individual.

    • Saved Goals - Uses the last set of goals you saved in the Goal Calculator.

  • Reference Year - Select the year to use for historical data.

These selections automatically populate the Goal Drivers using historical performance.

Goal Drivers are the metrics Sisu uses to calculate your recommended goals. The available drivers vary depending on whether you're creating goals for a Team, Group, or Individual, and are automatically populated using your selected historical data.

3. If needed, you can manually adjust any Goal Driver before saving your goals.

Average Price Point

The average sales price of your closed transactions.

Avg Price tile

Volume / Gross Agent Paid Income

Your annual production goal. Teams and Groups use Volume, while Individuals use Gross Agent Paid Income.

Split %

The percentage of commission retained by the team or paid to the agent, depending on the selected scope.

Closed Units tile

Click to open transactions and calculate: (Total GCI − Gross Agent Paid Income) ÷ Total GCI × 100

Average GCI %

The average gross commission percentage earned per transaction.

Avg GCI % tile

% of your Business that are Buyers

The percentage of your business represented by buyer transactions.

YTD Closed tile

Calculate: (# Buyers ÷ Total Units Closed) × 100

Under Contract to Closed

Percentage of transactions that progress from Under Contract to Closed.

Average of the Buyer and Seller Under Contract → Closed conversion rates.

Signed to Under Contract

Percentage of signed clients who go under contract.

Average of the Buyer and Seller Signed → Under Contract conversion rates.

Appointment Met to Signed

Percentage of appointments met that result in a signed client.

Average of the Buyer and Seller Appointment Met → Signed conversion rates.

Appointment Set to Appointment Met

Percentage of appointments set that are completed.

Average of the Buyer and Seller Appointment Set → Appointment Met conversion rates.

Conversations to Appointment Set

Percentage of conversations that result in an appointment being set.

Conversations → Appointment Set conversion rate.

Goal Summary

As you adjust your Goal Drivers, the Goal Summary, on the right side of the page, updates automatically.

4. Review your monthly and yearly goals and edit values if needed. Monthly and yearly totals stay synchronized automatically.

5. Use the Growth slider to increase all goals by a percentage.

6. Click Save Changes to apply your calculated goals to the Goals page.

From the Goals page, you can make additional adjustments, set Activity Goals, and save your final goals.


Making Adjustments on the Goals Page

To view and make further adjustments to your goals after using the Goal Calculator, navigate to Account > Performance > Goals.

Yearly Goals

The Yearly Goals section displays a summary of your production goals for the selected year and scope.

These values are calculated by the Goal Calculator and update automatically whenever your Monthly Goals are changed.

To recalculate these values, click the Edit With Goal Calculator button.

Monthly Goals

Individual goals can be edited in the Monthly Goals section by clicking into the values.

There are four ways to adjust your production goals:

→ Auto Adjust

When Auto Adjust is enabled, changing a value automatically updates the remaining monthly values while keeping your yearly goals aligned. We recommend leaving this enabled.

→ Manual Adjustments

Turn off Auto Adjust if you want complete control over each monthly value.

Keep in mind that Sisu will no longer ensure your monthly totals equal your yearly goals.

→ Seasonality

Enable Seasonality to distribute goals unevenly throughout the year. Each month's percentage represents its portion of the annual goal. Increasing or decreasing a month's percentage adjusts all goals for that month accordingly. For example, if December is typically slower and July is busier, you can decrease December's percentage and increase July's.

→ Copy to Month

Use the menu at the bottom of a monthly column to quickly copy goals.

Available options include:

  • Copy to Next Month

  • Copy to All Months


Setting Activity Goals

Click the Activity tab to view your Activity Goals.

Click any value in the table to enter or update your monthly activity goals, then click Save Goals.
