The Income - Monthly Summaries report provides a month-by-month breakdown of your income pipeline, showing how your numbers flow from total volume → GCI → net income. This report is ideal for quickly understanding monthly performance trends, profitability by month and how commissions, deductions, and expenses impact your bottom line.

Filters & Features

There are several filtering options available at the top of the report allowing you to view the exact data you're looking for.

Filters available:

  • Agents: Choose to view active or inactive user data.

  • Year: Select a year to display the full 12-month summary.

Additional filtering options are available by clicking the Report Filter button.

Understanding The Monthly Summary Tiles

Each row represents a single month, and each tile shows how your income progresses from transaction volume all the way to net income.

This mirrors how income is calculated in the Income report, where values are derived from transaction data and the Commission Form.

Tile

Definition

Calculation

Count

Total number of closed or forecasted transactions within the month.

Any transaction with a Closed (Settlement) Date or Forecasted Closed Date within the month.

Volume

Total volume of all included transactions.

The sum of the Transaction Amount field across all included transactions.

GCI

Total commission earned before deductions.

The sum of the GCI field across all included transactions.

GCI (after referrals)

Total commission after referral fees are deducted.

GCI minus Referral Adjustments.

Deductions & Agent Income

Combined total of:

  • Agent payouts

  • Commission splits

  • Adjustments

from the Commission Form.

The sum of all amounts that reduce the team’s GCI or earnings, minus any amounts that increase the team’s GCI or earnings.

Net GCI

What the team/brokerage makes after payouts.

GCI minus Deductions & Agent Income.

Expenses

ℹ️ Note: Expenses won't be included in this report if the "Include Lead Source expenses on the Income Report and CEO Dashboard" setting is disabled.

Total expenses within the month.

The sum of all amounts in:

  • Admin > Expenses

  • Admin > Lead Sources > Counts & Expenses

Net Income

Final profit after all deductions and expenses

Net GCI minus Expenses.


Making the Most of This Report

The Income - Monthly Summaries report is a powerful tool for understanding both current performance and future projections.

Use it to analyze profitability by identifying high-volume months with low profit, or months where expenses significantly reduce your income. You can also spot trends over time, such as seasonal dips or spikes, rising expenses, or improvements in net income margins.

Because this report includes forecasted transactions, it’s also helpful for financial planning, allowing you to project future income and anticipate upcoming cash flow.

  • If numbers appear incorrect, review:

    • Commission Form accuracy

    • Referral adjustments

    • Expenses

  • Use filters to:

    • Drill down into specific agents

    • Compare team vs. individual performance

  • A negative Net Income typically means that expenses exceeded Net GCI for that month
