Analyze Documents with Sunburst

Overview

Sunburst can analyze documents to help you quickly understand their contents, identify important details, and surface information that may require additional attention. Whether you're reviewing a purchase agreement, disclosure, inspection report, financial document, or another uploaded file, Sunburst can save time by helping you find the information you're looking for faster.

Sunburst can help you:

  • Summarize and explain documents in plain language.

  • Identify important fees, deadlines, restrictions, and key terms.

  • Highlight missing information or items that may need additional review.

  • Assist with compliance reviews by identifying information that appears incomplete or inconsistent.

  • Provide buyer-focused or listing agent-focused insights.

  • Analyze financial documents by identifying expenses, profits, losses, and other accounting-related information.

Sunburst can analyze documents that are uploaded to a transaction, or documents uploaded directly into Sunburst for standalone analysis.

This feature is available to all users (Agents, Admin, ISA's and TC's) who have access to transaction documents in Sisu.


Analyzing a Document

→ Analyze an Uploaded Transaction Document

To use the Sunburst Analyze feature on an already uploaded document, follow these steps:

  1. Navigate to the Transactions Page and select a transaction.

  2. Select the Documents tab from the top toolbar.

  3. Locate the uploaded document you'd like Sunburst to analyze.

  4. Click the Analyze button in line with the document.

  5. Click the send button to submit the pre-filled prompt to Sunburst.

  6. Review the insights returned by Sunburst and continue asking follow-up questions if needed.

To use the Sunburst Analyze feature on a document that hasn't been uploaded into Sisu, follow these steps:

  1. On any page in Sisu, click the Sunburst button in the upper, right hand corner of the page.

  2. In the text box, click the attach file icon.

  3. Select the document you'd like Sunburst to analyze.

  4. In the text box, enter a prompt describing what you'd like Sunburst to review. See the Questions You Can Ask Sunburst section for examples.

  5. Click the send button to initiate the prompt in Sunburst.

  6. Review the insights returned by Sunburst and continue asking follow-up questions if needed.


Questions You Can Ask Sunburst

Sunburst can answer questions about the contents of your document, including:

→ Understand the Document

Ask Sunburst to explain or summarize the document in plain language. Examples include:

  • What is this document for?

  • Summarize this document in one paragraph.

  • Explain this document in simple terms.

  • What are the key points?

  • What obligations does this document create?

→ Find Fees, Restrictions, and Deadlines

Quickly locate important financial information, contractual deadlines, and property restrictions. Examples include:

  • What fees are listed?

  • Are there any HOA or transfer fees?

  • What deadlines should I be aware of?

  • What restrictions apply to this property?

  • Are there any rental or pet restrictions?

→ Review for Completeness and Compliance

Ask Sunburst to highlight sections that may require additional attention. Examples include:

  • What information appears to be missing?

  • Are there any incomplete fields?

  • Does anything in this document look unusual?

  • What potential risks should I review?

  • Are there any clauses I should pay close attention to?

  • Does this document appear complete?

  • Is there anything that may require follow-up?

  • Are there any inconsistencies in this document?

  • What should I verify before moving forward?

→ Buyer-Focused Questions

Examples include:

  • What should the buyer pay special attention to?

  • Are there any buyer responsibilities?

  • Are there any deadlines the buyer could miss?

  • What costs is the buyer responsible for?

→ Listing Agent-Focused Questions

Examples include:

  • What seller obligations are outlined?

  • Are there any deadlines for the seller?

  • What should the listing agent verify before closing?

  • Are there any risks the listing agent should review?

⚠️ Please Note: Sunburst is designed to help review documents, but it has some limitations.Sunburst cannot:

  • Invent or infer information that is not included in the document.

  • Provide legal advice or contract interpretation.

  • Confirm information that does not appear in the uploaded file.

  • Replace the review of an agent, lender, attorney, or other real estate professional.

Always review important contractual or legal information before taking action.


Best Practices

To get the most out of document analysis:

  • Make sure the document has finished uploading before selecting Analyze.

  • Use clear, searchable PDF files whenever possible.

  • Export documents directly to PDF instead of uploading photos or low-quality scans.

  • Ask specific questions instead of broad ones.

  • Continue asking follow-up questions to explore details within the document.

  • If a document doesn't analyze successfully, try uploading it again and rerun the analysis.
